Time flies when you are having fun!

Wow! I know we have all heard it before, but it certainly is true…time sure goes fast when you are having fun, doing what you love especially with a great group of people!

I wanted to just let you know some of things that I have been up to over the last year since I haven’t been as present here at LiveInRaleigh.com.  But I am back and excited for great things in Raleigh and the Triangle  in 2011! Over the last year I have been working hard and focusing my sales and social media efforts at Heritage Wake Forest.  I helped contribute to another strong sales year working with 25 of  the areas finest new home builders, as well as starting the Heritage Wake Forest facebook fan page, YouTube page, Twitter, Heritage photo blog and the Heritage blog.  

This was a great honor to help be able to bring this incredible community to life online to compliment the incredible HeritageWakeForest.com website that was already in place.  The team at Ammons Development Group  and the Heritage Sales Team are fantastic to work with and are committed to staying in touch with where people are looking to buy new homes.  And the lastest news on the way sales have started in Heritage this year, it looks like 2011 may be one of their best years yet! So maybe you haven’t heard but Congress recently extended the homebuyers tax credit.  That is great news for first time homebuyers and move up buyers alike!  That is right the new tax credit also includes move up buyers who have lived in their current home for at least 5 of the last 8 years.  There is other criteria that needs to be met that I will review below.

Overall this is great news for homebuyers, sellers and the entire real estate market.  With low interest rates, great affordable home values and now the extension of the tax credit, it truly is a great time to buy!

The Extended Homebuyer Tax Credit

• Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

• Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

Who Qualifies for the Extended Credit?

• First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.

• Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight. To qualify as a “first-time home buyer” the purchaser or his/herspouse may not have owned a residence during the three yearsprior to the purchase.

Which Properties Are Eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Is Available?

The maximum allowable credit for first-time home buyers is $8,000.  The maximum allowable credit for current homeowners is $6,500.

How is a Buyer’s Credit Amount Determined?

Each home buyer’s tax credit is determined by two additional factors:

1. The price of the home.

2. The buyer’s income.


Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit.

If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Can a Buyer Still Qualify If He/She Closes After April 30, 2010?

Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.

The start of a new holiday tradition in Raleigh

The kickoff for the First Annual AT&T Raleigh Winterfest, a two-month long holiday event, will be combined with Mayor Meeker’s Tree Lighting on the evening of Friday, December 4, 2009 in City Plaza located in the 400 block of Fayetteville Street. Raleigh Mayor Charles Meeker announces, Winterfest is sure to be a treasured Raleigh tradition.  Opening night will run from 5 p.m. until 11 p.m. on Friday, December 4 and will feature an outdoor ice rink, performances by local choirs and bands, talented figure skaters and a multitude of other entertainers, a visit by Santa Claus, a reading by Ira David Wood III (star of Theatre in the Park’s A Christmas Carol), delicious food and drinks, a dazzling holiday tree lighting and a country music headliner that will soon be announced. This FREE community-wide kickoff event will be followed by two months of additional programming at the AT&T Raleigh Winterfest Ice Rink.

President and CEO of the Downtown Raleigh Alliance, David Diaz, says, “We are thrilled to be producing the AT&T Raleigh Winterfest. This will be an event like no other in our region because of the variety of entertainment, the scenic location of the ice rink that uses natural ice, and the duration of the event. For the kickoff event on Friday, December 4 we are bringing a national headliner and an impressive and diverse collection of local and regional talent.”  The location City Plaza is situated in the center of downtown Raleigh. Though the City Plaza was not modeled after Rockefeller Plaza, the AT&T Raleigh Winterfest will bear a strong resemblance to it not only because of the outdoor ice rink but also because it is located in the heart of our central business district. AT&T Raleigh Winterfest consists of the kickoff event on Friday, December 4 as well as activities and performances scheduled throughout the two months to follow a major milestone for the Triangle.

Halloween Trick or Treating in downtown Fuquay Varina The Fuquay-Varina Revitalization Association is pleased to announce that the merchants on Main and Broad Streets in the    historic shopping district will sponsor a Trick or Treat event on Friday, October 30 from 2:00 pm – 5:00 pm .  Last year, this event  was a tremendous success because it provided a friendly, safe environment for the little ones to enjoy the holiday. It’s easy to    participate!

Dress-up your lil’ ghosts and goblins, grab a bag and visit the merchants on Main and Broad Streets that display the sign,“Trick  or Treat Here!” The merchants on Main and Broad Streets promise to scare-up lots of treats and fun for your family, so make sure  to visit them on Friday, October 30 between 2:00 – 5:00 pm.

Fuquay Varina Downtown Festival and Chili Cook-Off

Please join us for the 7th Annual Downtown Chili Cook-Off in Historic Downtown Fuquay-Varina on Saturday, October 31st.  The event is part of the Day in Downtown Festival which draws more than 7000 people to downtown for a day of family fun. The Cook-off is becoming quite a Fuquay-Varina tradition!  In 2008, ten chili cook-off teams competed for the $500 grand prize and hundreds of people tasted great chili all day long!  All this good natured, fun, competition helped raise much needed funds for downtown revitalization in the heart of downtown Fuquay-Varina.

In addition to a first place prize of $500, there is a second place prize of $300 and the third place winner will receive $150. All awards are voted on by the public.

If you’re not a cook, but you love to eat chili, come on down to the Downtown Chili Cook-off on Saturday, October 31st from 10:30 am – 3:30 pm and taste, taste, taste!! You can taste all the chili entries for $5.00. We’ll be located in the large parking lot on Main Street near Cooley’s Restaurant.

How did we look for homes before the Internet?

The Power of the Internet in Real Estate

The answer to that question is the good old fashion way meaning a lot of driving around and looking.  Not that it is a bad thing, but in today’s world it’s nice to have that search narrowed down to say 3 homes before you get to the driving around and looking part.  Today’s stats say that the Internet is the first stop computerfor homebuyers.  “According to a study from the National Association of Realtors (NAR) 84 percent of all buyers identified the internet as a source in their home search including 87 percent of first-time buyers, 82 percent of repeat buyers, 79 percent of new home buyers and 85 percent of buyers of previously owned homes.” Wow those are some staggering stats! When you read stats like that you truly do wonder what we did in the real estate world before the Internet.

I have always loved the Parade of Homes time of year.  Along with all the great houses to see and real estate opportunities it means that Fall has arrived.  Fall not only means Parade of Homes but it means football is in full swing, cool crisp fresh air fills the day and nights and pumpkins and apple cider are everywhere!  I love my summer and the beach but not sure if anything beats the fall.

Fall Is Here and So Are Many Great Triangle Events This Month

Fall is upon us and although I am sad to see summer go I am excited for some cooler weather and all the fun Fall events around the Triangle.  There is so much to do and see this month that I just don’t know how I will find enough hours in the day.  Maybe all my friends, family and clients can hit some of these events and report back on what they did, saw and heard so!

Thanks to the many websites, emails and newsletters that have helped me make some suggestions on events you and the family should consider this month!  And please feel free to give me your feedback on how the event was because it always helps to give my friends and clients new to the area the scoop on what events are a must for next year and beyond!

Triangle September Festivals and Event Ideas

  • Reptiles, birds and mammals will be on display at the Exposition Center for The Carolina Reptile and Exotic Animal Show on 9/5-9/6.
  • The 68th Annual Gourd Arts and Craft Festival is 9/12 through 9/14.
  • The first annual ItaliaFest is 9/12 celebration will be held at Festival Park in Wake Forest with traditional Italian music, free activities for kids, great tasting Italian food and beer with an Italian flair.
  • Heroes, Villains and Special Effects – Saturday, September 12  between 10 a.m. – 4 p.m.  Hollywood is coming to the Museum of Life and Science.  This is your chance to meet some of the finest in the film and entertainment industry and to interact with Star Wars characters from Carolina 501st Garrison.  Cost: Free with a Museum admission: Adult $12.50, Child (3-12) $9.50  Check out other things going on at the Life and Science Museum website.
  • BUGFEST  Location – North Carolina Museum of Natural Sciences.  Date – Saturday, September 12  between 9 am-9 pm.  Jones Street, The Bicentennial Plaza, Edenton Street, the Capitol Grounds, and all four floors of the Museum will be filled with buggy fun!  Enjoy the entertaining displays, exhibits and activities—both inside and outside the Museum.  Learn about arthropods, which make up three-quarters of all animals on Earth, during fascinating presentations.  Taste delectable dishes featuring creepy crawlers as a major ingredient at Café Insecta.  Join the moths, fireflies and katydids for an exhilarating evening of nocturnal activities at the Evening Insectival.  This year’s theme bugs are butterflies and moths!
  • Delicious Greek food, authentic dancing, live music and much more, happen at the 28th Greek Festival  from 9/18 through 9/20.
  • Bring your family to the first annual Cary Caribbean Festival on 9/19 and enjoy the music and food of the Caribbean and learn about different island cultures.
  • Consider yourself a wine snob? Taste hundreds of different wines at Triangle Uncorked on 9/26 at Cary’s Koka Booth Amphitheatre.

The Triangle offers so many different opportunities for the entire family every weekend.  I mean how great is to go from talking about the great college football the Triangle has to offer to Bugfest in the same month!  I hope you get out, enjoy the events and all the great things that the Triangle has to offer.  Hopefully I will see you at some of the events and remember to please offer any feedback you have.

Are You Ready For Some College Football Here In The Triangle?

My husband is beside himself.  This week for him is like the week leading up to Christmas day for kids.  Saturday is his Christmas Day because it means the start of College Football.  Lucky for him I love college football season as well!  The Triangle is a great place to spend Falls because of the great weather and three ACC College Football teams competing right here in our backyards – well not literally in your backyard but if that does happen for any reason let me know and I can recommend a good landscaper to re sod your back yard :)!

There is nothing like going out to a football game on a clear, clean, crisp Fall Saturday to join family and friends tailgating before the game.  The smell of grills cooking yummy foods, football’s sailing through the air, flags flying high and your favorite drinks flowing make College Football tailgates the place to be on any Saturday in the Triangle.

We are very lucky in the Triangle to have 3 Division 1 teams playing some great football in the ACC.  Regardless of who you root for there is bound to be some great college football action in the Triangle this Fall!

The Tarheels are on the rise and projected to be in the hunt for the ACC crown this year.  If you have not been to Kenan Stadium in Chapel Hill then plan a Saturday to go because it is one of the most beautiful stadiums in all of college football.

The Wolfpack are also a top contender this year with their quarterback Russell Wilson one of the top QB’s in all of the ACC.  NC State fans can tailgate with the best of them in college football.  They open this Thursday night against South Carolina on national TV so safe to say it will be a wild Thursday evening out at Carter Finley Stadium.

Last but not least here in the Triangle are the Duke Blue Devils.  It is a fact that Duke football has struggled for attention but head coach David Cutcliffe has definitely fired up the team and the fan base out in Durham.

Now I can’t leave out my alma mata Elon University, even though they are technically not in the Triangle, they are still only about 1 hour away and they will be one of the best teams in the tough Southern Conference this year.  Hopefully this will be the year they beat Southern Conference power and rival Appalachian State.  If you want to see a great high powered offense then be sure to watch an Elon game this fall!

Finally I have to mention my husband’s (he did help me write a lot of this blog!) favorite team the Notre Dame Fighting Irish.  The Notre Dame fight song usually starts playing about 8:00am in our house and does not stop until well after the game is over!  He is confident that this will be a great year for the Irish and trust me we will be watching every play.  Regardless of what you think of Notre Dame I can say first hand after going to a game in South Bend that if you like tradition then you will love Notre Dame football!

I have said it over and over again but the TRIANGLE is a great place to live.  The list why continues to grow and College Football in the Triangle is another great item to put at the top of the list.  When I am not showing houses on Saturday then I know I will be watching college football live or on TV.  And if we need to work your home search around your favorite teams schedule on a Saturday then no problem because I know how it is!

So Much To Do At The NC Museum of Art

Take In A Movie Under The Stars At The NC Museum of Art

Yes I know that summer is almost over but with cooler weather approaching now may be the perfect time to take the entire family to enjoy a movie at the NC Museum of Art For $3 per person you can sit on the lawn and take in a hit movie under the stars.  This truly is a fun family event.  Here is more info directly from the NC ART Museum website:

“For over a dozen years, the Joseph M. Bryan, Jr., Theater in the Museum Park, a 2,700-capacity open-air theater (and a work of art in itself!), has made the North Carolina Museum of Art a favorite destination for lovers of great music and movies as well as fine art and sculpture. Experience the best in the arts—indoors and out—at the North Carolina Museum of Art.


Tickets for all concerts can be purchased on-line or by calling the Museum Box Office at (919) 715-5923. Movie tickets must be purchased in person or by calling the Museum Box Office.  The Box Office opens two hours prior to all outdoor performances and movies. No refunds or exchanges, unless event is canceled due to adverse weather conditions and headlining performer completes fewer than 30 minutes of the scheduled performance.  $3 General Admission (unless otherwise noted).  Free to Museum members and children 6 and under.  Members must show current membership card and photo ID at the Museum Box Office.

Besides just movies the NC Museum of Art offers lots of great activities including popular exhibits, concerts, workshops, tours, festivals, lectures and art day’s.
