<p>So maybe you haven&#8217;t heard but Congress recently extended the homebuyers tax credit.  That is great news for first time homebuyers and move up buyers alike!  That is right the new tax credit also includes move up buyers who have lived in their current home for at least 5 of the last 8 years.  There is other criteria that needs to be met that I will review below.</p>

<p>Overall this is great news for homebuyers, sellers and the entire real estate market.  With low interest rates, great affordable home values and now the extension of the tax credit, it truly is a great time to buy!</p>
<h2>The Extended Homebuyer Tax Credit</h2>
<p>• Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.</p>
<p>• Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.</p>

<h2>Who Qualifies for the Extended Credit?</h2>

<p>• First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.</p>

<p>• Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight. To qualify as a “first-time home buyer” the purchaser or his/herspouse may not have owned a residence during the three yearsprior to the purchase.</p>
<h2>Which Properties Are Eligible?</h2>
<p>The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.</p>
<h2>How Much Is Available?</h2>
<p><span style="font-family: 'Times New Roman';font-size: small"><span style="font-size: 12px"><span style="font-weight: normal;line-height: normal">The maximum allowable credit for first-time home buyers is $8,000.  The maximum allowable credit for current homeowners is $6,500.</span></span></span></p>

<h2>How is a Buyer’s Credit Amount Determined?</h2>
<p><span style="font-family: 'Times New Roman';font-size: small"><span style="font-size: 12px"><span style="font-weight: normal;line-height: normal">Each home buyer’s tax credit is determined by two additional factors:</span></span></span></p>

<p>1. The price of the home.</p>

<p>2. The buyer’s income.</p>

<h2>Price</h2>
<div style="font: normal normal normal 11px/normal Helvetica;margin: 0px"></div>
<p>Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.</p>

<h2>Buyer Income</h2>
<p>Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.</p>

<p>These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit.</p>
<p><em>If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?</em></p>
<div style="font: normal normal normal 13px/normal Helvetica;margin: 0px"></div>
<p>Yes, some buyers may still be eligible for the credit.</p>
<div style="font: normal normal normal 11px/normal Helvetica;margin: 0px"></div>
<p>The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.</p>
<p><em>Can a Buyer Still Qualify If He/She Closes After April 30, 2010?</em></p>

<p>Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.</p>

<p><em>Will the Tax Credit Need to Be Repaid</em>?</p>
<div style="font: normal normal normal 13px/normal Helvetica;margin: 0px"></div>
<p>No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.</p>

<p>The answer to that question is the good old fashion way meaning a lot of driving around and looking.  Not that it is a bad thing, but in today&#8217;s world it&#8217;s nice to have that search narrowed down to say 3 homes before you get to the driving around and looking part.  Today&#8217;s stats say that the Internet is the first stop <img class="alignleft size-full wp-image-198" src="http://blog.liveinraleigh.com/files/2009/10/computer.jpg" alt="computer" width="141" height="150" />for homebuyers.  &#8221;According to a study from the National Association of Realtors (NAR) 84 percent of all buyers identified the internet as a source in their home search including 87 percent of first-time buyers, 82 percent of repeat buyers, 79 percent of new home buyers and 85 percent of buyers of previously owned homes.&#8221; Wow those are some staggering stats! When you read stats like that you truly do wonder what we did in the real estate world before the Internet.</p>

			<content:encoded><![CDATA[<p>My husband is beside himself.  This week for him is like the week leading up to Christmas day for kids.  Saturday is his Christmas Day because it means the start of College Football.  Lucky for him I love college football season as well!  The<a href="http://www.liveinraleigh.com/areafacts.php" target="_blank"> Triangle</a> is a great place to spend Falls because of the great weather and three ACC College Football teams competing right here in our backyards &#8211; well not literally in your backyard but if that does happen for any reason let me know and I can recommend a <a href="http://www.liveinraleigh.com/Partners.php" target="_blank">good landscaper</a> to re sod your back yard <img src='http://blog.liveinraleigh.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> !</p>
<p>There is nothing like going out to a football game on a clear, clean, crisp Fall Saturday to join family and friends tailgating before the game.  The smell of grills cooking yummy foods, football&#8217;s sailing through the air, flags flying high and your favorite drinks flowing make College Football tailgates the place to be on any Saturday in the Triangle.</p>
<p>We are very lucky in the Triangle to have 3 Division 1 teams playing some great football in the ACC.  Regardless of who you root for there is bound to be some great college football action in the Triangle this Fall!</p>

<p>The <a href="http://tarheelblue.cstv.com/sports/m-footbl/unc-m-footbl-body.html" target="_blank">Tarheels</a> are on the rise and projected to be in the hunt for the ACC crown this year.  If you have not been to Kenan Stadium in Chapel Hill then plan a Saturday to go because it is one of the most beautiful stadiums in all of college football.</p>
<p>The <a href="http://www.gopack.com/SportSelect.dbml?DB_OEM_ID=9200&amp;KEY=&amp;SPID=3730&amp;SPSID=41956" target="_blank">Wolfpack</a> are also a top contender this year with their quarterback Russell Wilson one of the top QB&#8217;s in all of the ACC.  NC State fans can tailgate with the best of them in college football.  They open this Thursday night against South Carolina on national TV so safe to say it will be a wild Thursday evening out at Carter Finley Stadium.</p>

<p>Last but not least here in the Triangle are the <a href="http://www.goduke.com/SportSelect.dbml?&amp;DB_OEM_ID=4200&amp;KEY=&amp;SPID=1843&amp;SPSID=22672" target="_blank">Duke Blue Devils</a>.  It is a fact that Duke football has struggled for attention but head coach David Cutcliffe has definitely fired up the team and the fan base out in Durham.</p>
<p>Now I can&#8217;t leave out my alma mata <a href="http://www.elonphoenix.com/team.aspx?sid=fb" target="_blank">Elon University</a>, even though they are technically not in the Triangle, they are still only about 1 hour away and they will be one of the best teams in the tough Southern Conference this year.  Hopefully this will be the year they beat Southern Conference power and rival Appalachian State.  If you want to see a great high powered offense then be sure to watch an Elon game this fall!</p>
<p>Finally I have to mention my husband&#8217;s (he did help me write a lot of this blog!) favorite team the <a href="http://www.und.com/sports/m-footbl/nd-m-footbl-body.html" target="_blank">Notre Dame Fighting Irish</a>.  The Notre Dame fight song usually starts playing about 8:00am in our house and does not stop until well after the game is over!  He is confident that this will be a great year for the Irish and trust me we will be watching every play.  Regardless of what you think of Notre Dame I can say first hand after going to a game in South Bend that if you like tradition then you will love Notre Dame football!</p>
<p>I have said it over and over again but the TRIANGLE is a great place to live.  The list why continues to grow and College Football in the Triangle is another great item to put at the top of the list.  When I am not showing houses on Saturday then I know I will be watching college football live or on TV.  And if we need to work your home search around your favorite teams schedule on a Saturday then no problem because I know how it is!</p>

<p>Okay so I am really excited that the <a href="http://photos.liveinraleigh.com/" target="_blank">Live In Raleigh Photo Blog</a> is now live!  Thanks to my great technology partners at Dakno the photo blog is going to be a great way to share all the great images I come across on my Raleigh and the Triangle adventures.  Keep in mind that many of the shots will be from my camera phone so quality will not always be up to par with say the shots we have taken when listing a house.</p>
<p>Everyone loves photos as they truly bring to life what is being talked about.  So now when I am at <a href="http://www.liveinraleigh.com/neighborhood.php?p_neighborhood=1764" target="_blank">Heritage Wake Forest </a>talking about the awesome amenities including the pool I can follow it up with a photo from that very moment.  Or when I am doing an open house at one of my great listings in <a href="http://www.liveinraleigh.com/neighborhood.php?p_neighborhood=2097" target="_blank">Avalon Springs</a> I can give you a quick sneak peak of the exact house I am sitting in!  I love writing my blogs and sharing some news, happenings, fun, events, insight, etc on Raleigh and the Triangle but the photo blog allows me to give my words some life!</p>

			<content:encoded><![CDATA[<p>If you are looking for a great award winning master planned community in Raleigh then look no further then Bedford at Falls River.  Okay I am a little biased because I personally call this neighborhood home but Bedford truly does have something for everyone.</p>
<p>To learn all the great details about Bedford please check out my <a title="Bedford Neighborhood Page" href="http://www.liveinraleigh.com/neighborhood.php?p_neighborhood=1763" target="_blank">Bedford neighborhood page </a>  You can also see a fun video of Bedford in the snow from the small, quick but fun snowstorm that covered Bedford on March 2!  But now Spring is upon us which is the best time of the year to live here!</p>
<p>So why do I personally love living in Bedford:</p>
<ul>
<li>I love walking my with my daughters and dogs and being greeted by all the neighbors sitting on their front porches!  Many times we don&#8217;t make it more then a couple blocks because of all the stopping and talking.</li>
<li>I love walking over to a neighbors house on a Friday night to relax, grill out and catch up.  The key word is walking &#8211; Bedford has over 26 miles of sidewalk so we walk everywhere!</li>
<li>I love turn 3 &#8211; are you confused?  What I mean is I love the pool..everyone loves the pool as it features a large lap pool and separate kids pool with water spouts galore!  Oh and turn 3 refers to the Mt. Gushmore water slide that features a very sharp turn 3 so don&#8217;t say I didn&#8217;t warn you!</li>
<li>I love the clubhouse as it is a big beautiful building that features a huge back porch that overlooks the pool.  Whether it be community organized events (there are many!) or a private event (I had my husband&#8217;s 30th birthday party there) the clubhouse will fit all your social needs.</li>
<li>I love the retail center that is about to open!  Take all the above &#8211; neighbors, friends, walking, pool, clubhouse and then throw in some some great retails shops, services and restaurants and I wonder why I would ever need to leave the neighborhood on any given weekend!</li>
<li>I love the houses!  Obviously if I chose real estate as a career then I love houses but I especially love all the Bedford houses.  From the Bungalows to the Craftsman to the Charleston&#8217;s to the Estate style houses, Bedford features a variety of price points, floor plans and features that will fit everyone&#8217;s needs!</li>
</ul>
